IAQ SERVICES |

Indoor Air Quality (IAQ) has become a major environmental health issue
in the past decade. The EPA says many office buildings have significant
air pollution sources. OSHA has stated that 30% of buildings have IAQ problems
and the number of employees potentially affected is 21 million.
Unacceptable IAQ affects businesses through reduced worker productivity,
increased employee absenteeism, increased insurance costs, increased operational
costs and increased liability and exposure to litigation. |

GENERAL APPROACH |
| |
Tiffany-Bader Environmental, Inc. examines IAQ conditions in the affected
area of a building by utilizing investigative and monitoring techniques
established by professional organizations and government agencies and fine-tuned
by our extensive experience. Tiffany-Bader utilizes an interdisciplinary
approach to IAQ surveys, using both the services of a licensed Professional
Engineer (mechanical engineer) and an Industrial Hygienist. Tiffany-Bader
examines both health and comfort aspects of indoor air quality.
In order to keep client's cost to a minimum, Tiffany-Bader does not believe
in employing a battery of expensive tests to achieve results. We use our
experience to diagnose various problems and then, if called for, use site-specific
testing to aid in obtaining results. |

IAQ INVESTIGATIONS |
| |
| Investigations are usually performed in response to occupant complaints.
A proactive survey to improve existing conditions or prevent IAQ problems
from occurring is another service we offer. Tiffany-Bader evaluates: |
- History of symptoms and complaints
- Possible sources of pollutants
- Heating, ventilation and air conditioning
(HVAC) Systems
- Building design and maintenance procedures
- Occupant activities and functions
- Effect of the immediate outdoor environment

| Tiffany-Bader utilizes state-of-the-art equipment to measure: |
- Air Flow from HVAC Systems - improper supply, return,
and exhaust air can create uncomfortable thermal and humidity conditions.
Additionally,
inadequate air quantities and/or distribution can create a build-up of
internally generated pollutants and stagnant air conditions. Quantitative
and qualitative techniques are employed to determine quantity, balance,
and proper distribution of supply, return, and exhaust air.
- Temperature
and Relative Humidity - these are essential indices of comfort
in workplace environments.
- Carbon Dioxide - this by-product of human
metabolism serves as a
useful indicator of the effectiveness of the HVAC systems in providing
ventilated air.
- Carbon Monoxide - low levels of this by-product of
combustion (auto exhaust; heating equipment; etc) can cause adverse health
effects.

| If necessary, Tiffany-Bader conducts the following specific sampling: |
- Micro-organism Sampling - using protocols established by the American
Conference of Governmental Industrial Hygienists, Tiffany-Bader uses
air, bulk and surface sampling to test for fungi and bacteria.
- VOCs -
air sampling for VOCs (volatile organic compounds) as well as product
emission testing.
- Additional Environmental Testing - potable (drinking)
water, particulates, Legionella, dust mites, dust analysis and other
samples
can be performed as needed.
- Asbestos and Lead-Based Paint - Asbestos
and lead-based paint services are provided by our Affiliated Company,
H. A. Bader Consultants,
Inc. H. A. Bader Consultants is licensed by the New York State
Department of Labor (DOL) as an Asbestos Consultant and has been performing
environmental asbestos and lead consulting services since 1989. H. A.
Bader Consultants
has performed investigations, project design and abatement monitoring
and supervision in thousands of buildings. These properties include
commercial, residential, industrial and institutional buildings.
All
employees are certified by the Federal EPA AHERA Program, New
York State Department of Labor and New York City Department of Environmental
Protection for the specific asbestos related tasks performed.

REPORTS AND RECOMMENDATIONS |

| A written report will be provided documenting all findings,
comparing them with regulations and guidelines, and listing recommendations.
Client
confidentially will be protected. The report will describe any detected
air quality problems and/or conditions that may foresee ably lead to problems.
Technical matters will be thoroughly explained so that the report is clearly
understood by a "non-scientific" reader. |

PRE-OCCUPANCY EVALUATIONS |
| |
| These services are provided prior to purchasing/leasing, occupying or
renovating a work space. Some of the measures described under IAQ Investigations
may be applied. The evaluation will recommend measures which will reduce
or eliminate IAQ problems. The following parameters will be examined: |
- Space layout
- Functional use of space
- Building material and furnishing selection
- HVAC systems

CONSTRUCTION/RENOVATION |
| |
| Construction activities can generate significant quantities of indoor
air contaminants. When construction is performed in buildings, which are
partially occupied, contaminants may enter the occupied areas, and potentially
serious IAQ problems can occur. This has been known to cause a building
to be evacuated and legal ramifications to be incurred. Tiffany-Bader will
evaluate construction materials, methods and procedures, and make recommendations
to eliminate or reduce any impact on occupied spaces. |
